Getting Started with Your LSDR

How to save, open and use your Listing Strategy Decision Record (LSDR) file, keep each signed record, and get updates and support.

1. Save your file now

Your download link expires 30 days after delivery. Save the file somewhere permanent: your computer, a cloud drive you use for transaction documents, or both. Do not leave it in your Downloads folder.

The file name includes your License ID. Keep the name as delivered. Your License ID is also in your delivery email; include it whenever you contact us.

2. Opening it

Your LSDR is a single HTML file. Open it in any current web browser (Chrome, Edge, Safari or Firefox). It needs no internet connection, no login and no account.

3. Using it with a seller

  1. Open the file at the listing appointment.
  2. Choose Full or Streamline detail. The signed record is the same in both; Streamline shows less supporting text.
  3. Work through the four steps with the seller: their situation, the side-by-side comparison, their ranked priorities, and their selection. If the seller chooses restricted marketing, the record also asks for their reason and the fallback trigger that ends the restricted period.
  4. Review the completed record with the seller before signing.
The file does not save your entries. Complete each record in one sitting. If you close or refresh the browser tab before printing, the entries are lost. Reopen the file for each new seller.

4. Saving and signing the record

  1. Click Print / Save Signed Artifact. On a computer, choose Save as PDF in the print window. On an iPad, tap the Share icon at the top of Print Options.
  2. Then do whichever fits how you work:
    • Save it (Save to Files on an iPad) and load it into your e-signature platform with the listing agreement.
    • Email it to your assistant or transaction coordinator to load for signatures. Use work email accounts.
    • Print it and sign on paper at the table.
If your device asks for a file name, use one you’ll recognize, such as the property address and date.
  3. Collect signatures from the sellers, yourself and your broker. With e-signature, the platform delivers the signed copies. On paper, give the seller a copy and scan it into your transaction file.
  4. The signed version is the record. Don’t send sellers the unsigned PDF as their copy.
On an iPad: a file opened from the Files app can’t print or save as a PDF. Use a computer, or email support@ltccapitalholdings.com for a web link you can open in Safari.

The LSDR records the seller's decision and instructions. It complements, and does not replace, the listing agreement, required MLS or state forms, or your brokerage's procedures. MLS entry, settings and outcomes are documented separately.

5. Don't edit the file

Use the file as delivered. If something in it is wrong for your practice (your name, brokerage, MLS or a policy statement), contact us and we will rebuild it.

Your license covers you as an individual agent. Please don't share the file with other agents; each agent enrolls separately.
